You might think your home should also be listed around $400,000.
But what if another comparable home is currently listed for $390,000?

That is why pricing a home requires more than looking backward at previous sales.
We have to look at what buyers can choose from right now.
The First Few Weeks Matter
Your home's launch is critical.
When a property first hits the market, buyers, agents and online shoppers are paying attention.
If the price is right, the home is well prepared and the marketing is strong, you have an opportunity to generate momentum.
If the home is overpriced or poorly prepared, buyers may pass.
And once a home has been sitting on the market for several weeks, buyers may start asking:
"What's wrong with it?"

Pricing isn't the only strategy.
Preparation matters, too.
If your house is competing against five other homes, you need to give buyers reasons to choose yours.

Replace burned-out light bulbs.
Repair the cabinet door you've been ignoring.
Take care of obvious maintenance.
You don't necessarily need to remodel your entire house.
But you should make it easy for a buyer to see the value.

It's important not to confuse a balanced metroplex with a market where every property behaves the same.
I've worked with sellers and buyers in areas where well-positioned homes attracted strong activity and even multiple offers.
