The Best Reason Not to Buy a House Right Now

There are plenty of reasons people give for not buying a house.
“Rates are too high.”
“Prices are too high.”
“I think prices might come down.”
“I am waiting for more inventory.”
Those may all be legitimate.
But there is another reason to wait that I think is much more impactful and not enough people are talking about:
You are not personally ready.
That might actually be the best reason not to buy.


Real estate is personal

Buying a home is not just a housing-market decision. It is a life decision.
Your job, marriage, children, finances, commute, savings, career plans, and expected length of stay all matter.
If those things are unstable, buying a house can add a lot of pressure to an already complicated situation.
I would much rather tell someone to wait because they are not ready than encourage them to buy simply because they are afraid prices or rates might change.


Do not buy because you are afraid of missing out

We have seen what happens when people make large financial decisions because they are afraid they will miss their opportunity.
During the pandemic housing boom, some buyers rushed into purchases because they believed prices would continue climbing and competition would only get worse.
Some of those homeowners are now selling.
That does not mean buying in 2021 was automatically a mistake. Many people made excellent decisions.
But it does illustrate an important point:
A house purchased at the wrong time in your life can become a problem even if the market eventually performs well.


Here are some reasons I would tell a buyer to wait

You may want to pause if:

  • Your employment situation is uncertain.
  • You expect to move within a few years.
  • You have little or no emergency savings.
  • Your debt payments are already stretching your budget.
  • You are buying because someone else says you should.
  • You are relying on future income that is not guaranteed.
  • You are uncomfortable with the monthly payment.
  • Your family situation is likely to change significantly soon.

Notice what is missing from that list.
“Mortgage rates are above 7%” is not automatically on it.
The rate matters, but the rest of your financial picture matters too.


A house should fit your life, not the other way around

I sometimes see people focus so heavily on getting into a house that they forget to ask whether they actually want the responsibilities that come with it.
Owning means repairs, maintenance, property taxes, insurance, utilities, landscaping, and unexpected expenses.
You also lose some flexibility.
If you rent and your job changes, moving can be relatively straightforward. If you own, you have an asset to sell, a mortgage to satisfy, transaction costs to consider, and a timeline to manage.
That does not make renting better.
It means homeownership is a different financial tool.


So when should you buy?

When the combination of your finances, your life plans, and the property itself makes sense.
Not when TikTok says prices are about to explode.
Not because your neighbor says you are throwing money away by renting.
Not because your parents think everyone should own a house by age 30.
And not because you are afraid that waiting six months will ruin your life.
The right time to buy is personal.
The housing market can influence your decision, but it should not make the decision for you.
